How To Spot Water Damage
Do you know how to spot damage from water? Some clues are obvious, while others may not be. So what should you look for to see if you have a water damage issue in your home or commercial office?
- Water Accumulation– Is there standing or pooling water on your floor that is building up in an area of your home or office? This could be from a faulty appliance line, toilets, leaky pipe or flooding from a storm. Or did someone leave the bathtub faucet running?
- Discoloration- When water begins to accumulate above your ceiling, you may not be able to see the water but you will begin to see the ceiling change color. The area may appear wet or dry, and can be a yellow, brown or copper color. Walls may also have bubbling, cracking or peeling paint or wallpaper in addition to staining.
- Changes in texture- Water if let unattended will begin to cause additional damages.
- Buckling– The edges of your wood floors may begin to rise up after the water seeps into them, causing damage to the floor.

A pipe inside of your wall that leaks may not be found until extensive damage has already occurred!
Recently, a customer called about an issue with his home at Kerr Lake. He believed he had a roof leak due to water he found on the floor. SERVPRO of Franklin, Vance and Granville Counties inspected the property and with our highly trained technicians was able to determine that the water was coming from the sink supply line in the bathroom!
When our technician opened the wall, this leaking pipe is what he found: water spouting from a line concealed in the wall cavity! During construction, just 13 years prior, a nail had unknowingly been set into the line and eventually rusted out. A lot of the time, it is the water that you don't see that causes the damage.

How old is your water heater?
Do you know how old your water heater is? The average water heater lasts between 8 and 12 years. A homeowner recently called us after a heavy rain and said his window had to be leaking a lot because he had A LOT of water. SERVPRO of Franklin, Vance and Granville Counties was quick to the home to try to prevent any more damage. We extracted the standing water and found no evidence of a leak around his window. So where was all this water coming from? The production manager went into the crawlspace and found the problem. A 25 year old water heater! So let this be a nudge in the right direction for you. Check your water heater’s manufactured date. If there is no clear date, check the serial number, then look up the manufacturer’s website on Google. The date may be embedded in the serial number. We are all aging and it is important to remember... your water heater ages too!
How do you know when you need a new water heater? Well, On the side of your water heater you will find the manufacturer label. It should have an install date. If it doesn't look at the serial number. The first two numbers are the month and the second two are the year. So in the picture example- the water heater was manufactured in Aug of 1994. It is good to know how old your water heater is so you can make a proactive decision to replace it before the bottom rusts out! Whether it’s a burst pipe, storm water or sewage back flowing into your basement, or eve a water heater mishap, few situations are more stressful than watching a massive amount of water pour into your home. Even a small leak is nothing to ignore.
So, you have flooding inside your home, you’ve made the call and the SERVPRO of Franklin, Vance & Granville Counties team is on the way… but what do you do until help arrives? Here are some tips from the experts.
- Safety first. If you don’t feel safe in the house, get out! There could be a danger of slipping and falling, not to mention electrical hazards.
- Shut off the main water supply valve immediately.
- If it’s safe to do so, turn off the electricity to flooded rooms. Do not walk or wade through water to reach the breaker box. You don't want to risk being shocked or worse.
- If it’s safe inside, start removing excess water by mopping and blotting the floors. Be sure to wipe water from wood furniture to keep it from getting damaged: Prop up wet upholstery and cushions for drying.
- Create a barrier between soaked carpet and furniture legs (aluminum foil, wood blocks, etc.). Make sure there are no books, magazines, rugs or other colored items that can “bleed” on the carpet.
- Do NOT use your household vacuum to remove water. Only use an approved wet/dry vacuum to extract water.
- Get the air circulating. Use ceiling fans (but not if the ceiling is wet) or A/C in the summer to begin the drying process.
- Put family heirlooms, art and other safekeepings in a safe, dry place.
- Hang wet fabrics and leather items out to dry.

One of the most common causes of water damages is a burst pipe. Upon arrival to the job site we were able to extract the water throughout the basement from the main floor ice maker line malfunction which had been releasing water for an unknown amount of time. Pipe burst in Oxford, NC
A pipe burst was the cause of loss for this water damage in Oxford, NC. Fortunately the homeowner came home for lunch and saw the damage versus coming home at the end of the day when the damage would have been a lot worse. The homeowner not knowing what to do called a neighbor who is a contractor and he referred SERVPRO of Franklin, Vance and Granville Counties. TWO little holes is all it takes to floor your home!
SERVPRO of Franklin, Vance and Granville Counties recently assisted a sweet family in Youngsville, NC when they came home from work and found their home under water. Once we received the call our technicians were on the job site within forty five minutes to assess the situation.
